A $99 report that reads like a survey, not a horoscope. Disqualifying rules measured in survey feet, demand and competition as citywide percentiles — every number cites its source.
No AI writes your verdict. Every number is computed by deterministic code from cited public data — run it twice, get the same answer to the decimal. The only thing that reads like a robot here is the rigor.

What a report holds
Three sections, in the order a lease decision actually needs them.
Pass every rule or the site is off the table.
For regulated types, each legal buffer gets a surveyor's tape: the required line, the measured distance, the basis it was measured to. Geometry it can't trust says VERIFY, not maybe; a distance within 25 ft of the line gets a surveyor's flag, pass or fail.
Percentiles against the whole county.
Residents, daytime population, competition, access — weighted for your business type, each with its inputs printed. The math is visible; the vibes are not invited.
Which law, which version, verified when.
Rulepack and engine versions, the zoning read, the official-list snapshot date, and a flag on anything that traces to a secondary source. The rows a lawyer asks about.
